Architecture – Technical / Approvals

Prepare project financial feasibility and review all relevant documents.

​

Prepare schemes, drawings, and submissions for MCGM/statutory approvals.

​

Liaise with authorities to secure IOD, CC, FCC, amendments, and OCC.

​

Coordinate with agencies to obtain mandatory NOCs (Fire, Aviation, MOEF, CRZ, MHCC, etc.).

Architectural Design

Prepare plot-specific plans, elevations, sections, and façade concepts.

​

Develop 3D views and presentation material as required.

​

Prepare working drawings and detailed execution drawings.

​

Conduct site inspections during construction.

​

Coordinate with all consultants throughout project stages.

Interior Design

Provide interior design solutions for residential, commercial & institutional spaces.

​

Prepare 3D interior views, BOQs, material selections, and furniture details.

​

Prepare interior working drawings and conduct site checks.

MEP Consultancy

Provide complete Mechanical, Electrical & Plumbing system design.

​

Prepare equipment details, electrical layouts, and plumbing diagrams ensuring functional integration.

Civil Engineer

Prepare RCC structural drawings as per IS Codes.

​

Monitor construction quality and verify material standards.

Legal Advisor

Draft the Development Agreement and individual MOUs with members.

​

Review all legal aspects and ensure compliance.

Redevelopment Project Management Consultant (PMC)
We will provide complete technical and advisory services to the Society throughout the redevelopment process, carried out in four key phases as per Section 79A of the Maharashtra Co-operative Societies Act.

Feasibility Report

Collect necessary documents: PR Card, DP/TP Remarks, approved plans, Conveyance Deed, Society Registration Certificate, member list with carpet areas, etc.

​

Study existing plot potential, FSI availability, incentive & fungible FSI, and redevelopment viability.

​

Prepare feasibility report covering existing vs. proposed areas and developer sale potential.

​

Present findings to the Management Committee and in AGM/SGBM.

Tender Preparation & Floating

Prepare tender documents based on approved feasibility, member requirements, technical

specifications, and developer selection criteria.

​

Assist Society in issuing tender notice (newspaper cost to be borne by society).

Bid Management

Scrutinize bids and prepare techno-commercial comparison.

​

Coordinate developer site visits and prepare evaluation reports.

​

Assist in negotiations with shortlisted bidders.

​

Recommend the most suitable developer and present reports in AGM/SGBM.

Legal Documentation

Coordinate with Society’s legal advisor for drafting the Development Agreement.

​

Conduct joint carpet area measurements with the developer.

​

Review developer’s architectural options and provide comments.

​

Facilitate member approval of final carpet area plans.

​

Monitor execution of the Development Agreement and Power of Attorney with all required parties.

Coordination for plans

Advisory services on master layout planning, including building orientation, internal circulation, access and egress, parking layout, fire tender movement, statutory clearances, and overall convenience of Society members.

​

Review of architectural plans submitted by the Developer, including layouts, elevations, sections, and all related drawings.

​

Verification of compliance of proposed designs with applicable statutory norms, Tender commitments, and the terms and conditions of the Development Agreement.​

Coordination for approval

​Coordination and review support for statutory approvals through MCGM and other applicable statutory authorities, including issuance of Intimation of Disapproval (IOD) and Commencement Certificate (CC).

​

Coordination during shifting of Society members to alternate accommodation, in accordance with the agreed redevelopment program.

​

Review and advisory support in respect of any regulatory or statutory changes affecting the project during the construction period.

Project Execution & Quality Management

Review the Project Execution Plan submitted by the Developer.

​

Review and approve the Developer’s Quality Assurance & Quality Control (QA/QC) plans.

​

Conduct periodic site visits & quality audits during construction.

​

Monitor construction quality & identify deviations, along with recommended corrective actions.

​

Ensure that quality-related documentation and certifications are periodically shared with the Society

Progress Monitoring & Risk Management

Monitor construction progress against agreed timelines and milestone schedules.

​

Identify delays, deviations, risks, and hazards affecting project objectives.

​

Recommend corrective and preventive measures to the Developer and keep the Society duly informed.

​

Facilitate resolution of technical, quality, and coordination issues within defined timelines.

​

Arrange and participate in joint review meetings with relevant stakeholders, wherever required, to resolve unresolved concerns.

Flat Inspection & Member Handover

Inspect and certify redeveloped flats with respect to agreed requirements, amenities, finishes, fittings, and specifications.

​

Verify carpet area measurements in accordance with RERA / MOFA provisions.

​

Certify readiness of flats for possession and coordinate phased handover to Society members.

Statutory & Technical Certifications

Verify and certify completion of all statutory permissions and approvals required prior to occupation.

​

Provide support for issuance and validation of Building Completion Certificate (BCC), Occupation Certificate (OC), permanent water connection, and other final statutory approvals.

​

Ensure handover of all original and certified documents, drawings, approvals, and records required to be retained by the Society.

Reporting, Coordination

Attend and participate in coordination meetings with the Developer and the Society, as required from time to time.​

Maintain systematic records of all drawings, approvals, certifications, statutory permissions, and correspondence, in both soft and hard copy formats.

​​​

Submit periodic progress, quality, and risk assessment reports, including qualitative observations and recommendations.

​

​

 Governance

​​Provide quarterly work-in-progress (WIP) analyses, highlighting achievements, delays, risks, and proposed mitigation measures.

​​

Define and communicate meeting schedules, reporting formats, and reporting frequencies in consultation with the Society.

​​

Deploy qualified PMC team members, with clearly defined roles and responsibilities, relevant experience credentials, and structured site visit schedules, appropriate to the stage of the project.
